Rural Bulgaria offers a full service package to make your viewing visit to Bulgaria as stress free and successful as possible
• We can meet you at the airport.
• Then you will be escorted to the hotel.
• Escorted property viewing trips will be arranged for the property's of your choice
• Advise and information will be on hand to make your stay a happy experience.
• Building and renovation advise.
• Property management and security are also available for your peace of mind.
• If you require other services not yet available please asked and we will be pleased to help you with your needs.
The cost of this package of course depends on your requirement i.e. airport pick up and duration of stay, quotes are available on request.
• Company Registration Fee.
1. With our help and support you will set-up your Bulgarian company. You may do this in person or by authorising us through a Power Of Attorney.
2. 5000 BG Lev needs to be deposited into a company bank account - this is the starting capital of your company. It stays there until registration – for about 4-5 days. After that the 5000 BG Lev can be withdrawn and used as part of the payment for the property.
3. 600 Euros are fees for the setting up of the limited company, these fees include bank charges and lawyers' fees who prepare all the documents for the company, go to different services to register it and arrange all procedures and documents, plus all papers officially translated and stamped into English and posted back to you.
And that's it your company is prepared. Now you are ready to buy your dream property. We will then proceed and acquire the property ownership rights for you, checking all the legal documentations and ownership papers and then you become the new owner .
Once you have registered a Bulgarian company you can use it in the future for different activities or for other property purchases.
• Legal and Notary Fees. - Please note that you must pay all other conveyance fees related to buying a home in Bulgaria and only the solicitor can state the exact amount for your chosen property. This will include:
- Land/Property tax
- All lawyer fees
- All notary fees
- All court taxes
Land tax, Notary fee is dependant on the declared value of property, which by mutual agreement between buyer and seller can sometimes be different from the price entered on document of sale. If both buyer and seller agree, it's quite common for a lower declared price to be entered on the Contract of Sale. This can lessen the Capital Gains Tax liability for the seller and save the buyer a considerable amount in Land Tax, especially on the more expensive properties.

NB: these figures do vary from region to region and are dependant different variables including solicitors and house prices.
• Our Commission and Our Commitment to You
Our charge for finding you your dream property and providing you with a
stress and hassle free purchase is 3% of the purchase rice or a minimum
of € 500. The commission is paid once the property has been secured for
you, at the same time as the signing of the preliminary agreement.
However, our commitment to you does not stop there. We are not like
other estate agents; we understand that buying in a foreign country can
be a daunting process so for our clients we will:
• Check the legality of ALL documentation
We take pride in knowing that our clients trust us and we have earned
that trust because we check absolutely everything on your behalf. This
includes a full check on property ownership documents, land sketch,
securing proper title deeds.
• Booking of hotels, transfers and car hire. - We can meet you from the airport, where we will take you to a local hotel in Yambol. Alternatively, you could stay in one of our many properties we are advertising to rent giving you a better idea of the quality you could achieve from your dream property. The next 2 or 3 days will be spent showing you properties that suit your requirements and some of the best properties on the Bulgarian market. The evenings you can relax and enjoy the Bulgarian hospitality. The rest of the time is time so you can prepare your legal papers, meet our friendly staff, our solicitors, accountants and builders.
We will make sure you don't miss your flight home by driving you to the airport. All our hotels are inspected by a professional member of staff and are never lower than 3 star quality. You will be chauffeured in a comfortable air-conditioned vehicle.
• Property Viewing. - The prices for our all-inclusive viewing trips are:
- 3days- 220 pounds per person.(one full day viewing)
- 5days- 270 pounds per person. (three full days viewing)
- 7days- 310 pounds per person. (five full days viewing
The viewing trips to Bulgaria are highly recommended and we try to dissuade people from buying blind. However, we at Rural properties recognise that a lot of people try to combine their trip with a holiday. If you wish to make your own arrangements to travel to Bulgaria then due to the long distances our agent's travel we will need to charge you for petrol, this is charged at a rate of:
0.20 EUR/km, estimate 50 Euros a day
